Polyaspartic floor coatings at a house

Naperville Epoxy Flooring puts polyaspartic coatings on concrete floors in homes across Naperville. We look at your floor first, tell you what it needs, and send you a written quote before any work starts.

What a polyaspartic coating is

The polyaspartic coats we use are a kind of polyurea, a liquid plastic coat that comes in two parts we mix in your garage just before it goes down. We can use it as the clear top coat over garage floor epoxy, or as the whole coating on its own.

The polyaspartic products we use are made with isocyanates. OSHA says isocyanates are the raw materials that make up all polyurethane products, and it lists surface coatings among those products. NIOSH, which is part of the CDC, says spray-on polyurethane and polyurea products, such as truck bed liners, contain MDI and other isocyanates.

Polyaspartic or epoxy

We go through both with you when we come out. We look at how much sun reaches the floor when the garage door is open, how the floor gets used, and how soon you need your garage back. Then we tell you which coat we'd use, or whether we'd put epoxy down first with a polyaspartic top coat over it.

If you want a speckled look, we toss colored vinyl flakes into the wet coat, as on our flake epoxy floors.

How we put it down

We start once the room is empty. We check the concrete for cracks, oil spots and any old coating, then grind the top of the concrete so the coat has a rough surface to grip. We fill the cracks, and our concrete crack repair page covers the bigger ones. Then we mix the two parts and roll the coat on.

Fumes on coating day

OSHA says health effects of isocyanate exposure include irritation of the skin, chest tightness and trouble breathing. The EPA says that if a label says to use a product in a well-ventilated area, use it outdoors or where there is an exhaust fan, or else open windows to let in as much outdoor air as you can.

We follow the label on each product we use, and we keep the door from the garage into the house shut while the coat goes down. We'll tell you when it's fine to come back in.

What to get in writing

Ask for these in writing, whoever you hire:

  • The name of each product, and how many coats.
  • Whether the top coat is polyaspartic, epoxy or something else.
  • How the concrete will be ground, and how the dust will be handled.
  • Whether crack repair and taking off any old coating are in the price.
  • When you can walk on the floor, and when you can park on it.

The City of Naperville's Guide to Building Permits suggests getting at least three bids on any project, checking that the contractor is bonded and insured, and never paying for a project in advance.

Questions about polyaspartic floor coatings in Naperville

Can I go by the smell to know the air is safe?

NIOSH says that with MDI, one of the isocyanates, smell should never be relied on as a sign that you are breathing it, and no smell should not be taken to mean you are safe.

Should I put a polyaspartic coat down myself?

NIOSH says MDI can sensitize workers, which means they can have severe asthma attacks if they are exposed to it again. We wear the safety gear each product's label calls for, and we'd ask you to leave the mixing and rolling to us.

Do I need a permit to coat my floor in Naperville?

The City of Naperville's Guide to Building Permits says cosmetic work, such as painting, does not need a permit, but remodeling a basement does. For a question about your own project, the city says to call Building Permits at (630) 420-6100, Option 2.

Can you put polyaspartic over my old epoxy floor?

We check how well the old coat is stuck down first. If it is peeling, we grind it off, and our epoxy floor repair page covers fixing a coating that has only failed in spots.

How much does a polyaspartic floor coating cost?

We price your floor once we've seen it, and you get that quote in writing.

Do you coat basement and shop floors too?

Yes, we can coat basement epoxy floors and commercial epoxy flooring as well as garages.
